The study area is located in Monte Carmelo/MG municipality. By utilizing the information contained in the property records, it was possible to verify parameters related to urban demarcation (built area and occupancy rate), land use and occupation (minimum lot area and lot frontage), and urban and community facilities (infrastructure, education, health, sports, and leisure), based on Federal Laws No. 13,465/17 and 10,257/01, as well as Municipal Laws No. 1,388/17 and 46/17. Geometric data of the features of interest were obtained through manual vectorization of the orthophoto. With the assistance of information provided by the municipal government, it was possible to identify irregularities between the measured variables (orthophoto) and the recorded ones (property records). Additionally, a database was implemented using QGIS and PgAdmin4 software with PostGIS extension for storing data and generated thematic maps. As a final result, it was found that 54.7% of the study area exhibits some form of urban land irregularity, corresponding to 58 irregular lots. O trabalho baseia-se na análise documental de informações provenientes de imóveis urbanos (espelho do imóvel), e de feições geométricas extraídas de uma ortofoto, para identificação de parâmetros úteis à fiscalização de irregularidades fundiárias. A área em estudo está localizada no município de Monte Carmelo/MG. Utilizando as informações contidas no espelho do imóvel foi possível verificar os parâmetros de demarcação urbanística (área construída e taxa de ocupação), de uso e ocupação do solo (área mínima dos lotes e testada dos lotes) e de equipamentos urbanos e comunitários (infraestrutura, educação, saúde, esporte e lazer), baseando-se nas Leis Federais nos 13.465/17 e 10.257/01 e nas municipais nos 1.388/17 e 46/17. Os dados geométricos das feições de interesse foram obtidos por meio de vetorização manual da ortofoto. Com o auxílio das informações cedidas pela prefeitura municipal foi possível apontar as irregularidades entre as variáveis medidas (ortofoto) e registradas (espelho do imóvel). Adicionalmente, foi implementado um banco de dados, utilizando softwares QGIS e PgAdimin4, com extensão PostGIS, para o armazenamento dos dados e dos mapas temáticos gerados. Como resultado final foi possível constatar que 54,7% da área de estudo apresenta algum tipo de irregularidade fundiária urbana, o que corresponde a 58 lotes irregulares.
