The methodology used was descriptive, with theoretical basis and document analysis, being research conducted on primary sources. As its central objective the study was done by assessing the present state and was used as comparative studies done previously, also aimed at, apply management tools for clearer view of activity results. It was observed the need for more detailed managerial control because of the risks that the activity is subject, among them the very handling of animals, the climate, animal nutrition and market change. We sought to demonstrate to the administrator (owner) the progress achieved since the implementation from the study which was carried out previously and so upgrade the management process for decision making, together with a comparison of rates between the two studies for academic contribution, demonstrating that over time the need for managerial tools is of crucial importance for the conduct of property. It was observed that it was still using low efficiency controls related only to determination of the results, but this without considering all the necessary information. Were then again, the information acquired from data collection for the preparation of the Income Statement, and application of the following accounting tools: Balance Point, Degree of Operating Leverage, Contribution Margin, Return on equity, Return on Assets and Cost of the Debt. Low fixed cost of the property, need greater focus animal management control on technical issues. As a suggestion performing animal management analysis by professional technician in the area, also, individual deepening per animal focusing on keeping that most contribute to the fixed costs of the property. O presente trabalho teve início da análise em janeiro de 2014 a junho do mesmo ano, foi realizado no estado do Paraná, intrinsicamente no município de Verê em uma propriedade agrícola na comunidade de Alto Alegre. A metodologia utilizada teve natureza descritiva, com base teórica e análise documental, sendo pesquisa efetuada em fontes primárias. Como objetivo central o estudo foi realizado através de avaliação do estado atual da propriedade e como comparativo foi utilizado estudos realizados anteriormente, ainda como objetivo, aplicar ferramentas gerenciais para obter visão mais clara dos resultados da atividade. Foi observado a necessidade de controle gerencial mais aprofundado devido aos riscos que a atividade está sujeita, entre eles o próprio manejo, o clima, alimentação e variação de mercado. Buscou-se demonstrar ao administrador (proprietário) a evolução obtida desde a aplicação do estudo qual foi realizado anteriormente e assim atualizar o processo de gestão para a tomada de decisão, juntamente com a comparação dos índices entre os dois estudos para contribuição acadêmica, demonstrando que com o passar do tempo a necessidade de ferramentas gerenciais é de crucial importância para a condução da propriedade. Foi observado que a mesma seguia utilizando controles pouco eficientes relativos apenas a apuração dos resultados, mas esta sem considerar todas as informações necessárias. Foram então novamente, levantadas informações a partir de coleta de dados para a elaboração da Demonstração de Resultado do Exercício, e aplicação das seguintes ferramentas contábeis: Ponto de Equilíbrio, Grau de Alavancagem Operacional, Margem de Contribuição, Retorno sobre o Patrimônio Líquido, Retorno Sobre o Ativo e Custo da Dívida. Os resultados obtidos foram a eliminação do custo de encargos financeiros, pelo motivo de não necessitar de capital de terceiros para custear a atividade. Baixo custo fixo da propriedade, necessidade maior do controle de manejo focado em questões técnicas.
