Resumo: The objective of this research is to propose a tool to support the building inspection activity in public buildings including the minimum evaluation of aspects of sustainability, supported by an official public normative, the Quality Technical Regulation for Energy Efficiency Level Commercial, Services and Public Buildings (RTQ-C). The base of this propose was built over maintenance and building inspection criterias observed in referenced documents such as the ABNT NBR 5674:2012 and the National Building Inspection Standard of the Instituto Brasileiro de Avaliações e Perícias de Engenharia. In items from the script where identified adherence were aggregated sustainability criteria derived from the RTQ-C. The practical implementation of this script was carried out in a case study in a public building. Among the results achieved, it is emphasized that in between the five categories most critical observed in building inspection, three had interface with RTQ-C's sustainability requirements. These anomalies were classified in middle and high risk, highlighting the opportunity to include them in situations that require improvement actions in the short and medium term. It was observed an opportunity for harmonization the routine items from building inspection with those related to sustainability, through the inclusion of performance and efficiency indicators on requirements that were previously investigated only for integrity and correct operation. This finding may provide a way to materializate the speech and willing intentions in many regulations, standards and legislation addressing this issue, leading to possible environmental, social and economic gains.
