Resumo: This research had as purpose to find alternatives that unite knowledge management to practices of condominium administration, considering that the real estate development brought several significant consequences, among them strengthening the management of condominiums. With the growth of this segment and the great offer of services, the customer has become more demanding and aware of their rights, therefore specialize and have ways to follow the trends, it has become imperative. Aiming to achieve excellence in their businesses, organizations aim to achieve accuracy and qualities, which drive them to seek alternatives that improve and formalize their activities, that is, manage knowledge. Knowledge management on the other hand, involves the whole way to generate knowledge in individual and organizational, storing the information, that is, formalizing them in a way that facilitates the performance of processes. In order to reach this goal primarily held a brief reflection of authors who address human knowledge and management of condominiums, to subsequently develop the case study in managing condominium, located in the city of Curitiba. In this analysis of the internal environment techniques were applied to participant observation and questionnaire, thus they have created benchmarks to prove these results in mind the objectives proposed. Thus it was possible to identify deficiencies in the organization, such as: lack of rigor in relation to tax laws, absence of accident prevention programs and training staff overload, lack of technical support, as well as failures of communication between managers and staff, the to finally suggest improvements.
