Resumo: Brazilian cities confront a problem that urban expansion without prior planning that and causes several complications involving the areas of habitation, transport, environment, leisure and education. Studying urban areas and spaces for collective use is essential to analyze social developments, seeking sustainable alternatives that meet existing laws and follow sustainable development goals (SDG). This work aimed to identify urban voids within the limits of the urban perimeter of the Municipality of Ibiporã, Paraná, comparing them with the current zoning, in addition to pointing out conflicts in the permanent preservation area (PPA) so that it can help in the municipal management decision process. According to IBGE 2020, the municipality of Ibiporã had a population of 55,131 inhabitants and is located in the northern region of the state of Paraná. Remote sensing digital image processing methods were applied to a remote sensing from the CBERS4a satellite, WPM sensor, involving image fusion analysis, NDVI vegetation index and image classification. Through photointerpretation of the results of these methods, a vector layer of lots identified as interurban voids was created, totaling 1172 regions, corresponding to 3.16% of the total area of the municipality, subject to public urban development actions. Comparing with the city's zoning, it was possible to see that residential areas are the places that suffer the most from real estate speculation, with a percentage of 66.27% and present more empty interurban spaces due to the fact that they are in new areas of urban expansion. The results of this work can serve as a starting point for an integrated geographic database, a necessary instrument to support decision-making in urban planning. It is expected, although it can contribute to the SDG.
