The present work aims to describe the evaluation methods and carry out the evaluation of a residential property located in the city of Pato Branco-PR using comparative methods through homogeneous sample and comparative treatment by factors, to then compare the results of the evaluation between the methods applied and the value requested by the owner of the property. In today's society, where there are many legal problems involving real estate evaluation is widely used so that these can be resolved more quickly and fairly. The methodology that will be applied for the evaluations that will be carried out in the case study, follows all the parameters established by Brazilian standards, and also has the application of methods for the treatment of the data used. The results of the case study will serve for a comparison between the values obtained from both methods and also to make a comparison with the real value requested by the property owner. |
