The own house acquisition represents a symbolic feature for the Brazilian society, pointing the civil engineering as a fundamental part of this achievement, since beyond construction, civil engineering also acts in the property valuation. In this paper, was explored two civil engineering competence working together: the property valuation and the house reform planning and execution. It was made the valuation of a family house, used for 15 years, applying the factors treatment in the direct comparative method of market data. With the aim to research significant market data representations, the valuate variables was collected with real estate brokers cooperation through online forms distribution: on that it was asked about items that may attract potentials buyers. For the house valuation it was considered not just the variables asked in the online forms, but also some suggested point by the participants. Later, the paper brings a house reform proposal of the items collected by the forms aiming to identify if this would archive a bigger price at the house market. To identify if the reform would bring any price increase, it was made the property valuation again, now considering the reform items, but applying the same previous method and scenario. With this paper, it was possible to note that this house reform was a relevant and profitable investment. |
